Datele sunt oferite de portalul imobiliare.ro.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Sectorul 5 este \u00eemp\u0103r\u0163it \u00een dou\u0103: pe de-o parte avem cartiere \u00een care apartamentele sunt cu mult sub pre\u021bul pie\u021bei, a\u0219a cum este cazul \u00een Ferentari, unde un apartament cu dou\u0103 camere cost\u0103 cam c\u00e2t o garsonier\u0103 (53.000 euro). Pe de alt\u0103 parte, Cotroceni, unul dintre cele mai vechi cartiere ale Capitalei, cre\u0219te semnificativ media sectorului, astfel \u00eenc\u00e2t\u00a0 un apartament cu dou\u0103 camere cost\u0103, \u00een medie, 92.600 euro.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de v\u00e2nzare \u00een Sectorul 5<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Conform cifrelor imobiliare.ro, pre\u0163ul mediu \/ m2 de v\u00e2nzare a unui apartament este de 1.767 euro. Dac\u0103 un apartament cu dou\u0103 camere cost\u0103 pu\u021bin peste 130.000 euro, pre\u021bul unuia mai spa\u021bios, cu patru sau mai multe camere, poate ajunge chiar \u0219i la 285.000 euro. Exist\u0103, desigur, \u015fi excep\u0163iile care dep\u0103\u015fesc aceast\u0103 sum\u0103 \u2013 imobiliare de lux, precum vilele sau penthouse-urile care ating chiar \u015fi sume de \u015fapte cifre, similar propriet\u0103\u021bilor din Nordul Capitalei.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La polul opus, apartamentele din Rahova sau Ferentari au printre cele mai mici pre\u021buri, semn c\u0103 cererea este destul de sc\u0103zut\u0103. Aceste cartiere sunt percepute de cet\u0103\u021beni ca fiind \u0219i cele mai periculoase, potrivit \u201eh\u0103r\u021bii fricii\u201d \u00eentocmite de <a href=\"https:\/\/www.digi24.ro\/stiri\/actualitate\/social\/harta-fricii-bucurestiului-zonele-surprinzatoare-unde-au-loc-cele-mai-multe-infractiuni-989991\">Digi24.ro<\/a>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">Cele mai \u201e\u00eenfrico\u0219\u0103toare\u201d cartiere sunt cele mai s\u0103race. Cu toate c\u0103 num\u0103rul infrac\u021biunilor este mult mai mic dec\u00e2t infrac\u021biunile din Prim\u0103verii, 1 mai sau Avia\u021biei, pentru simplul motiv c\u0103 infrac\u021biunile se \u00eent\u00e2mpl\u0103 acolo unde sunt bani.<\/p>\n<cite>Gelu Duminic\u0103, Sociolog, la Digi24<\/cite><\/blockquote>\n\n\n<div class=\"infogram-embed\" data-id=\"_\/SKk87aKNw3L9TOlkY8WE\" data-type=\"interactive\" data-title=\"Preturi vanzare S5\"><\/div>\n<p><script>!function(e,n,i,s){var d=\"InfogramEmbeds\";var o=e.getElementsByTagName(n)[0];if(window[d]&&window[d].initialized)window[d].process&&window[d].process();else if(!e.getElementById(i)){var r=e.createElement(n);r.async=1,r.id=i,r.src=s,o.parentNode.insertBefore(r,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen ianuarie, pre\u021bul apartamentelor vechi din Capital\u0103 a crescut cu 6,6% comparativ cu anul trecut, ajung\u00e2nd la circa 1.642 euro\/ m2 util.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.691 euro\/mp util<\/li>\n\n\n\n<li>2 camere 1.604 euro\/mp util<\/li>\n\n\n\n<li>3 camere 1.643 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Pre\u021bul mediu pentru un apartament nou este pu\u021bin mai mic, 1577 euro\/m2, \u00eens\u0103 doar pentru c\u0103 exist\u0103 foarte multe proiecte noi \u00een zonele low-cost (ex. Militari, Prelungirea Ghencea), explic\u0103 Daniel Crainic, director marketing Imobiliare.ro, pentru Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.465 euro\/mp util<\/li>\n\n\n\n<li>Ap 2 camere 1.429 euro\/mp util<\/li>\n\n\n\n<li>Ap 3 camere 1.825 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de \u00eenchiriat \u00een Sectorul 5<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">La nivelul Capitalei, cu greu se mai g\u0103sesc chirii sub 300 euro. Chiar \u0219i \u00een cartierele s\u0103race, unde infrastructura de transport este subdezvoltat\u0103, pre\u021bul mediu pentru \u00eenchirierea unei garsoniere r\u0103m\u00e2ne pu\u021bin peste 300 euro (ex. Rahova-325 euro\/lun\u0103).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen acest cartier, pre\u021burile nu difer\u0103 foarte mult \u00een func\u021bie de num\u0103rul de camere. Dac\u0103 un apartament cu dou\u0103 camere cost\u0103 400 euro pe lun\u0103, unul cu trei camere cost\u0103 450 euro.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Chiria pentru un apartament \u00een Cotroceni aproape c\u0103 se dubleaz\u0103: 750 euro pentru dou\u0103 camere, respectiv 850 euro pentru trei.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Varianta de mijloc ar fi zona 13 Septembrie-Panduri unde chiria este, \u00een medie, 375 euro pentru o garsonier\u0103. Aceasta cre\u0219te p\u00e2n\u0103 la 585 euro pe lun\u0103 pentru apartamentele cu trei camere.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Din cauza unui num\u0103r foarte sc\u0103zut de apartamente listate, pentru cartierul Ferentari nu a fost posibil\u0103 analiza datelor \u00een func\u021bie de num\u0103rul de camere. Din acest motiv, nu sunt disponibile date pentru fiecare zon\u0103 \u00een func\u021bie de num\u0103rul de camere.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Percep\u021bia cump\u0103r\u0103torului<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Aproape jum\u0103tate de cump\u0103r\u0103tori se a\u0219teapt\u0103&nbsp; ca pre\u021burile imobiliare s\u0103 creasc\u0103 \u00een 2024.
