Militari, Prelungirea Ghencea), explic\u0103 Daniel Crainic, director marketing Imobiliare.ro, pentru Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103 1.465 euro\/mp util<\/li>\n\n\n\n<li>Ap 2 camere 1.429 euro\/mp util<\/li>\n\n\n\n<li>Ap 3 camere 1.825 euro\/mp util<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Apartamente de \u00eenchiriat \u00een Sectorul 4<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Pentru garsoniere se distinge zona Berceni (320 euro\/ lun\u0103), urmat\u0103 \u00eendeaproape de Ap\u0103r\u0103torii Patriei, cu o diferen\u021b\u0103 de doar 10 euro la pre\u021bul mediu al chiriei.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pentru apartamentele cu 2 camere, cel mai mare pre\u021b la \u00eenchiriere se cere \u00een zona V\u0103c\u0103re\u0219ti \u2013 535 euro, iar cel mai mic \u00een cartierul de la grani\u021ba cu Sectorul 5 (380 euro).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">La 3 camere, zona Tineretului-Timpuri Noi este la egalitate cu V\u0103c\u0103re\u0219ti, cu o chirie medie de 600 euro pe lun\u0103.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Una dintre particularit\u0103\u021bile sectorului este oferta foarte sc\u0103zut\u0103 pentru apartamentele cu patru sau mai multe camere, a\u0219a cum reiese din anun\u021burile postate \u00een prima lun\u0103 a acestui an.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Diferen\u021ba medie de pre\u021b dintre un apartament dintr-un bloc vechi \u0219i unul dintr-un bloc nou este de circa 20%, \u00een func\u021bie de proiect, dar ea poate cre\u0219te foarte mult \u00een cazul noilor ansambluri reziden\u021biale din nord, transmite reprezentantul platformei imobiliare.<\/p>\n\n\n<div class=\"infogram-embed\" data-id=\"_\/k6RiINIqPfv5xAtEs2I9\" data-type=\"interactive\" data-title=\"Pre\u021b chirii S4\"><\/div>\n<p><script>!function(e,n,i,s){var d=\"InfogramEmbeds\";var o=e.getElementsByTagName(n)[0];if(window[d]&&window[d].initialized)window[d].process&&window[d].process();else if(!e.getElementById(i)){var r=e.createElement(n);r.async=1,r.id=i,r.src=s,o.parentNode.insertBefore(r,o)}}(document,\"script\",\"infogram-async\",\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\");<\/script><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen Bucure\u0219ti, chiriile au crescut semnificativ la \u00eenceputul, comparativ cu 2023:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Garsonier\u0103: 330 euro\/lun\u0103, evolu\u021bie 12 luni +10,8%&nbsp;<\/li>\n\n\n\n<li>Ap 2 camere: 500 euro\/lun\u0103, evolu\u021bie 12 luni +13,8%<\/li>\n\n\n\n<li>Ap 3 camere: 700 euro\/lun\u0103, evolu\u021bie 12 luni +12,8%<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Datele sunt furnizate de platforma imobiliare.ro pe baza anun\u021burilor postate pe site \u00een luna ianuarie. \u00cen cazul anumitor zone, volumul de ofert\u0103 pe pia\u021b\u0103 a fost prea mic pentru a fi analizat. Din acest motiv, nu sunt disponibile date pentru fiecare zon\u0103 \u00een func\u021bie de num\u0103rul de camere.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Explozie pe pia\u021ba imobiliar\u0103 din Ilfov<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">La nivelul Capitalei, prima lun\u0103 din 2024 a adus o cre\u0219tere de 9% a locuin\u021belor v\u00e2ndute fa\u021b\u0103 de aceea\u0219i perioad\u0103 a anului trecut. Aproape 3.100 de unit\u0103\u021bi au fost v\u00e2ndute, potrivit datelor Agen\u021biei Na\u021bionale de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI), analizate de<a href=\"https:\/\/www.economica.net\/tranzactii-piata-imobiliara_724232.html\">&nbsp;<\/a><a href=\"https:\/\/www.profit.ro\/povesti-cu-profit\/real-estate-constructii\/infografice-2024-incepe-cu-un-record-de-vanzari-in-piata-imobiliara-explozie-de-tranzactii-21492528\">Profit.ro<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u00cen Ilfov, diferen\u021ba a fost uria\u0219\u0103: 510 locuin\u021be v\u00e2ndute, adic\u0103 cu 75% mai mult comparativ cu ianuarie 2023.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">O posibil\u0103 cauz\u0103 ar fi majorarea TVA-ului de la 5 la 9% pentru locuin\u021bele noi cu mai pu\u021bin de 120 metri p\u0103tra\u021bi, a c\u0103ror valoare nu dep\u0103\u0219e\u0219te 600.000 lei.
