Broker: \u201ePia\u021ba e aproape blocat\u0103\u201d"},"content":{"rendered":"\n<p><strong>De ani de zile, Jude\u021bul Ilfov este locomotiva dezvolt\u0103rii imobiliare pe segmentul reziden\u021bial na\u021bional, cu cre\u0219teri fulminante de la un an la altul, care au l\u0103sat \u00een urm\u0103 celelalte jude\u021be ale \u021b\u0103rii.&nbsp;\u00cens\u0103 \u00een 2023, dup\u0103 un reviriment scurt post-pandemie, segmentul imobiliar a intrat \u00eentr-un declin care a \u00eenghe\u021bat pia\u021ba.&nbsp;<\/strong>&nbsp;<\/p>\n\n\n\n<p>\u00cen luna ianuarie 2023, \u00een jude\u021bul Ilfov au fost eliberate 207 autoriza\u021bii de construire pentru cl\u0103diri reziden\u021biale. Potrivit legii, aceste documente reprezint\u0103 girul administra\u0163iei locale pe baza c\u0103ruia \u201e<em>se asigur\u0103 aplicarea m\u0103surilor prev\u0103zute de lege referitoare la amplasarea, proiectarea, executarea \u015fi func\u0163ionarea construc\u0163iilor.<\/em>\u201d&nbsp; \u00cen acest caz, este vorba despre locuin\u021be unifamiliale, duplexuri sau blocuri. Cu un an \u00eenainte au fost eliberate de prim\u0103riile din jude\u021b 310 autoriza\u021bii, iar \u00een 2021 un num\u0103r de 338.<\/p>\n\n\n\n<p>Cifrele sunt subliniate \u00eentr-un comunicat de pres\u0103 recent \u0219i de Direc\u021bia Jude\u021bean\u0103 de Statistic\u0103 Ilfov care arat\u0103 c\u0103, \u00een 2023, \u201e<em>pe medii, autoriza\u021biile eliberate pentru cl\u0103dirile reziden\u021biale de\u021bin o pondere de 65,7% \u00een mediul rural iar \u00een mediul urban o pondere de 34,3%. Cert este c\u0103 \u00een sectorul construc\u0163iilor se aud deja acorduri de ,,mar\u015f funebru\u2019\u2019, <\/em><strong><em>peste 1000 de dezvoltatori dintre cei 3.300 \u00eenregistr\u00e2nd deja probleme financiare majore.<\/em><\/strong><em> Dup\u0103 \u00eenghe\u0163area credit\u0103rii, cre\u015fterea ratelor \u015fi a costului cu materialele de construc\u0163ii, majorarea TVA la locuin\u0163ele noi a venit ca o ,,bomboan\u0103 pe coliv\u0103\u201d pentru mul\u0163i dezvoltatori. Multe dintre \u015fantiere au pus lac\u0103tul pe u\u015f\u0103, lucr\u0103rile fiind conservate, \u00een condi\u0163iile \u00een care num\u0103rul clien\u0163ilor a sc\u0103zut dramatic, poate cu cea mai mare rat\u0103 din ultimii 20 de ani. <strong>Victimele de serviciu vor fi micii dezvoltatori \u0219i cei care s-au \u00eemprumutat peste m\u0103sur\u0103, construind pe credit, f\u0103r\u0103 o minim\u0103 plas\u0103 de salvare<\/strong><\/em>\u201d, spune pentru Buletin de Bucure\u0219ti, analistul economic Adrian Negrescu.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Imobiliare f\u0103r\u0103 transport public<\/h2>\n\n\n\n<p>De altfel, \u201cmirajul Ilfovului\u201d este contrabalansat \u0219i de infrastructura de transport implementat\u0103 de autorit\u0103\u021bile locale \u0219i jude\u021bene.
