Ignorate complet sau \u00een cel mai bun caz \u021binute la sertar, ideile \u0219i propunerile din ultimii 30 de ani privind \u00eenfiin\u021barea C\u0103ilor Ferate ale Bucure\u0219tiului sunt ast\u0103zi pe masa discu\u021biilor la nivelul tuturor autorit\u0103\u021bilor locale \u0219i centrale. Documentele ob\u021binute de Buletin de Bucure\u0219ti sunt ghiduri \u0219i strategii care au toate \u0219ansele s\u0103 devin\u0103 realitate \u021bin\u00e2nd cont de perspectivele de dezvoltare ale Capitalei \u0219i zonei metropolitane pentru urm\u0103torii 50 de ani.<\/strong><\/p>\n\n\n\n<p>Zona de dezvoltare metropolitan\u0103 Nord-Vest, Vest \u0219i Sud-Vest cuprinde localit\u0103\u021bile Chitila, Chiajna, Buftea, Mogo\u0219oaia, Ciorog\u00e2rla, S\u0103b\u0103reni, Chitila, Chiajna, Dragomire\u0219ti-Vale, Domne\u0219ti, Clinceni, Bragadiru, M\u0103gurele, Jilava \u0219i dar cartierele din Vestul \u0219i Sud-Vestul municipiului Bucure\u0219ti. \u00cen multe zone a \u00eenceput deja un proces de densificare \u0219i tranzi\u021bie de la locuin\u021be individuale la locuin\u021be colective cu regim \u00een\u0103l\u021bime mic, adic\u0103 blocuri cu c\u00e2teva apartamente iar pe fostele platforme industriale \u0219i terenurile virane se dezvolt\u0103 treptat proiecte reziden\u021biale cu regim mare de \u00een\u0103l\u021bime \u0219i spa\u021bii de birouri.<\/p>\n\n\n\n<p>\u00cen planificarea zonelor de cre\u0219tere ale localit\u0103\u021bilor <strong>Chitila, Mogo\u0219oaia \u0219i Buftea<\/strong>, pentru o dezvoltare c\u00e2t mai sustenabil\u0103, speciali\u0219tii indica prioritizarea arealului dintre acestea, dintre DN7, DJ602 \u0219i \u0218os. Se observ\u0103 deja c\u0103 jum\u0103tatea Estic\u0103 este caracterizat\u0103 de dezvolt\u0103ri logistice, \u00een timp ce jum\u0103tatea vestic\u0103 de dezvolt\u0103ri reziden\u021biale<\/em>\u201d, se arat\u0103 \u00een documentele consultate de Buletin de Bucure\u0219ti.<\/p>\n\n\n\n<p>Cea mai favorizat\u0103 de existen\u021ba infrastructurii feroviare este localitatea <strong>Mogo\u0219oaia,<\/strong> aflat\u0103 \u00een plin\u0103 expansiune, dar care nu are leg\u0103turi eficiente \u0219i sustenabile prin transport public c\u0103tre centrul Bucure\u0219tiului \u0219i principalii atractori din zona metropolitan\u0103. Amplasarea sta\u021biei \u00een centrul imaginar al a\u0219ez\u0103rii, de\u0219i necesit\u0103 mai multe interven\u021bii \u00een infrastructura local\u0103 pentru o bun\u0103 conexiune cu locuin\u021bele, va acoperi o arie locuit\u0103 mai mare fa\u021b\u0103 de propunerea actual\u0103, va \u00eencuraja dezvoltarea parcelelor din vecin\u0103tatea c\u0103ii ferate, compactarea a\u0219ez\u0103rii \u0219i \u00eembun\u0103t\u0103\u021birea conexiunilor nemotorizate. \u00cen momentul de fa\u021b\u0103, a\u0219ezarea are forma unui patrulater dezvoltat doar pe margini, f\u0103r\u0103 conexiuni directe \u00een interiorul acestuia. Imaginile satelitare ne indic\u0103 formarea unei alei informale ce trece peste calea ferat\u0103, indic\u00e2nd tendin\u021ba oamenilor de a folosi aceasta cale mai direct\u0103. Se propune planificarea sta\u021biei \u00een mod integrat, amplasarea ei la acest punct de intersec\u021bie \u0219i amenajarea acelui coridor pentru pietoni \u0219i biciclete.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Chitila II<\/strong><\/li><\/ul>\n\n\n\n<p><em>Zon\u0103 de dezvoltare reziden\u021bial\u0103 cu acces imediat (raz\u0103 10 min pietonal\/velo) la linia de cale ferat\u0103, a c\u0103rei dinamici de cre\u0219tere justific\u0103 amplasarea unei sta\u021bii. Zona de nord a ora\u0219ului Chitila s-a dezvoltat puternic \u00een ultimii ani, dispre \u0218os. Banatului spre Lacul Mogo\u0219oaia. Pentru o dezvoltare c\u00e2t mai sustenabil\u0103 \u0219i compact\u0103, se va urm\u0103ri densificarea zonei \u0219i apoi extinderea treptat\u0103 \u00eenspre lac fiind prev\u0103zut\u0103 pentru extindere reziden\u021bial\u0103, iar pe malul lacului este prev\u0103zut\u0103 \u00een PUZ o zon\u0103 cu func\u021biuni mixte \u0219i locuin\u021be colective cu regim de \u00een\u0103l\u021bime mediu.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Str\u0103ule\u0219ti<\/strong><\/li><\/ul>\n\n\n\n<p><em>Zon\u0103 de locuin\u021be individuale \u2013 Cartierul Str\u0103ule\u0219ti \u0219i zon\u0103 de dezvoltare cu func\u021biuni mixte (Centrul Comercial Colosseum) unde exist\u0103 rezerve de teren \u0219i inten\u021bia elabor\u0103rii unui PUZ director, cu leg\u0103turi de transport public limitate. Densitatea, profilul func\u021bional \u0219i direc\u021biile de dezvoltare justific\u0103 amplasarea unei sta\u021bii \u00een acest punct, cu utilitate local\u0103 dar \u0219i ca posibil punct intermodal cu acces direct spre \u0218os. Centur\u0103. \u0218os. Chitila este o barier\u0103 important\u0103 ce divizeaz\u0103 zona de acoperire direct\u0103, tranzitarea sigur\u0103 a acesteia fiind important\u0103 \u00een proiectarea sta\u021biei.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021biile Chiajna \u0219i Ro\u0219u<\/strong><\/li><\/ul>\n\n\n\n<p><em>Zon\u0103 de dezvoltare reziden\u021bial\u0103 puternic\u0103, ce a atins deja o densitate mare, cu un grad mare de dependen\u021b\u0103 fa\u021b\u0103 de automobil. Gara Chiajna actual\u0103 nu are o acoperire direct\u0103 (nemotorizat\u0103) la aceste noi cartiere, fiind indicat\u0103 mutarea ei spre Gr\u0103dina Zoologic\u0103 \/ parc dar \u0219i \u00eenfiin\u021barea unei a doua sta\u021bii la intersec\u021bia cu Str. Apeductului. Totu\u0219i, premisele de dezvoltare pe termen lung deschid oportunit\u0103\u021bi de cre\u0219tere \u0219i \u00een jurul sta\u021biei existente.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Dragomire\u0219ti-Deal<\/strong><\/li><\/ul>\n\n\n\n<p><em>Sat apar\u021bin\u0103tor comunei Dragomire\u0219ti-Vale, a c\u0103rei popula\u021bie a crescut cu 50% fa\u021b\u0103 de anul 2002, sub influen\u021ba expansiunii urbane din zona metropolitan\u0103 Bucure\u0219ti. Traseul trenului metropolitan intersecteaz\u0103 extremitatea Estic\u0103 a localit\u0103\u021bii, \u00een punctul de \u00eent\u00e2lnire cu \u0218oseaua de Centur\u0103, deschiz\u00e2nd oportunitatea amplas\u0103rii unei sta\u021bii care s\u0103 deserveasc\u0103 at\u00e2t comunitatea local\u0103 prin conexiuni nemotorizate, celelalte sate apar\u021bin\u0103toare prin transport public local dar \u0219i s\u0103 devin\u0103 un nod intermodal pentru zona de Vest a ora\u0219ului.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Parc Logistic A1<\/strong><\/li><\/ul>\n\n\n\n<p><em>Zon\u0103 de dezvoltare cu caracter industrial\/logistic, de o parte \u0219i de alta a coridorului de cale ferat\u0103 \u0219i zon\u0103 comercial\u0103 la Est de calea ferat\u0103. Av\u00e2nd \u00een vedere distan\u021ba fa\u021b\u0103 de punctul de sta\u021bionare prev\u0103zut \u00een dreptul Parcului de Divertisment Acvatic (1.5 km) dar \u0219i dificultatea \u0219i costurile amenaj\u0103rii unei c\u0103i de acces locale satisf\u0103c\u0103toare spre zona de dezvoltare de la Nordul autostr\u0103zii A1, se recomand\u0103 amplasarea unui al doilea punct de sta\u021bionare aici. Astfel se va deservi \u00eentregul areal \u0219i se va stimula dezvoltarea compact\u0103 a resurselor de teren nevalorificate, ce sunt concentrate cu prec\u0103dere \u00een zona de Nord. Alexandriei.
