Ignorate complet sau \u00een cel mai bun caz \u021binute la sertar, ideile \u0219i propunerile din ultimii 30 de ani privind \u00eenfiin\u021barea C\u0103ilor Ferate ale Bucure\u0219tiului sunt ast\u0103zi pe masa discu\u021biilor la nivelul tuturor autorit\u0103\u021bilor locale \u0219i centrale. Pe l\u00e2ng\u0103 sta\u021biile Carpa\u021bi, Gara B\u0103neasa \u0219i Pantelimon Sud, speciali\u0219tii propun \u00eenfiin\u021barea unora noi sau dezvoltarea altora care s\u0103 serveasc\u0103 astfel zonele adiacente pe o raz\u0103 de p\u00e2n\u0103 la 1,2 kilometri, adic\u0103 \u00eentre 5 \u0219i 15 minute, cel mult, de mers pe jos.<\/p>\n\n\n\n<p>Grivi\u021ba, Monitorul Oficial, Aerog\u0103rii, Henri Coand\u0103, Pipera, Andronache, Fundeni, Dobroe\u0219ti \u0219i Doamna Ghica sunt denumirile propuse \u00een analizele de valorificare a activelor c\u0103ilor ferate.<\/p>\n\n\n\n<p>Red\u0103m, mai jos, analizele speciali\u0219tilor pentru zonele propuse:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Grivita<\/strong><\/li><\/ul>\n\n\n\n<p><em>\u201cDinamicile de dezvoltare viitoare indic\u0103 cre\u0219terea densit\u0103\u021bii popula\u021biei dar \u0219i crearea unor atractori metropolitani, ce justific\u0103 amplasarea unei sta\u021bii \u00een zona atelierelor Grivi\u021ba. La finalul lui 2021, un teren de 9 ha de pe platforma Griro a fost cump\u0103rat cu inten\u021bia de a dezvolta un nou proiect mixt, cu o densitate mare. \u00centreaga zon\u0103 a atelierelor CFR Grivi\u021ba \u0219i revizia de vagoane Grivi\u021ba compune o zon\u0103 subdezvoltat\u0103 comparativ cu poten\u021bialul pie\u021bei, dar dinamicile actuale indic\u0103 o transformare treptat\u0103 a \u00eentregii zone\u201d.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Monitorul Oficial<\/strong><\/li><\/ul>\n\n\n\n<p><em>\u201cPentru a asigura o accesibilitatea nemotorizat\u0103 c\u00e2t mai crescut\u0103 spre principalii atractori din zon\u0103 \u0219i dinspre zonele cu o densitate mare a popula\u021biei, se recomand\u0103 amplasarea sta\u021biei aproximativ la jum\u0103tatea distan\u021bei dintre Bd. Bucure\u0219tii Noi \u0219i Bd. Poligrafiei. Se recomand\u0103 proiectarea integrat\u0103 a sta\u021biei, lu\u00e2nd \u00een considerare integrarea acesteia \u00een \u021besutul urban &#8211; proiectarea unitar\u0103 \u00eempreun\u0103 cu zona verde adiacent\u0103 \u0219i c\u0103utarea unor solu\u021bii la problemele de mobilitate din zon\u0103\u201d.<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021biile Aerog\u0103rii \u0219i Pipera<\/strong><\/li><\/ul>\n\n\n\n<p><em>\u201eZona dintre Gara B\u0103neasa \u0219i \u0218os. Petricani este una dintre cele mai atractive din \u021bar\u0103 din punct de vedere imobiliar, densitatea popula\u021biei, a locurilor de munc\u0103 \u0219i dinamicile de cre\u0219tere justific\u00e2nd &nbsp;introducerea unor noi sta\u021bii pe traseul trenului metropolitan. Analiza urban\u0103 a zonei indic\u0103 dou\u0103 zone cu profil func\u021bional distinct cu o distan\u021b\u0103 ce justific\u0103 introducerea a cate unei sta\u021bii in dreptul fiec\u0103reia.&nbsp;Cartierele B\u0103neasa \u0219i Avia\u021biei compun una dintre cele mai atractive zone de locuin\u021be, cu o densitatea popula\u021biei mare \u0219i conexiuni mai slabe la transportul public. Zona Pipera cuprinde cel mai dinamic centru de afaceri \u0219i o zona cu numeroase proiecte reziden\u021biale \u00een construc\u021bie. Exista \u00een anumite terenuri nevalorificate \u0219i poten\u021bialul regener\u0103rii \u00eenspre Nord.&#8221;<\/em><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Sta\u021bia Fundeni<\/strong><\/li><\/ul>\n\n\n\n<p><em>\u201eSta\u021bia Fundeni &#8211; Ion Creang\u0103: Zon\u0103 reziden\u021bial\u0103 cu densitate mare, unde predomina locuin\u021bele unifamiliale Cartierul Ion Creang\u0103 este deservit de mijloacele de transport public de pe \u0218os. Colentina, \u00eens\u0103 \u00een ultimii ani, la vest de calea ferat\u0103, comuna Dobroe\u0219ti s-a dezvoltat puternic, ap\u0103r\u00e2nd un nou cartier de locuin\u021be (Fundeni), unde nu exist\u0103 transport public iar accesul se face doar din Str. Drumul G\u0103rii. \u00cen proiectarea sta\u021biei trebuie s\u0103 se acorde o aten\u021bie deosebit\u0103 conexiunilor nemotorizate dinspre cele dou\u0103 cartiere \u0219i de-a lungul Str\u0103zii Drumul G\u0103rii, ce nu are trotuare sau piste de biciclete, iar solu\u021bia arhitectural\u0103 s\u0103 integreze elementele urbane din zon\u0103 (ex. Parcul Ion Creang\u0103)\u201d.<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Presiunea din Pipera<\/strong><\/h2>\n\n\n\n<p>Cea mai important\u0103 dintre acestea este sta\u021bia Pipera, prev\u0103zut\u0103 de speciali\u0219ti la grani\u021ba dintre Sectorul 2 \u0219i ora\u0219ul Voluntari, \u00een st\u00e2nga \u0218oselei Petricani. Drumul de fier ar veni \u00een completarea magistralei 2 de metrou din vecin\u0103tate \u0219i ar deservi \u00een mod direct mai bine de jum\u0103tate din Pipera Sud.
