Cu toate acestea, fa\u021b\u0103 de finalul lui 2025, se observ\u0103 o temperare.<\/p>\n\n\n\n<p>Segmentul locuin\u021belor noi nu mai este at\u00e2t de atractiv pentru cump\u0103r\u0103tori. Cele mai scumpe locuin\u021be sunt \u00een zonele <strong>Prim\u0103verii <\/strong>(5.313 euro\/mp), <strong>Aviatorilor <\/strong>(5.074 euro\/mp) \u0219i <strong>Kiseleff <\/strong>(4.990 euro\/mp).<\/p>\n\n\n\n<p>La polul opus se afl\u0103 zonele <strong>Ferentari <\/strong>(1.412 euro\/mp), <strong>Giurgiului <\/strong>(1.567 euro\/mp) \u0219i <strong>Pallady <\/strong>(1.577 euro\/mp), potrivit analizei.  <\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img decoding=\"async\" width=\"789\" height=\"235\" src=\"data:image\/gif;base64,R0lGODlhAQABAAAAACH5BAEKAAEALAAAAAABAAEAAAICTAEAOw==\" data-src=\"https:\/\/buletin.de\/bucuresti\/wp-content\/uploads\/2026\/04\/image-117.png\" alt=\"\" class=\"wp-image-190396 lazyload\" data-sizes=\"auto\" data-srcset=\"https:\/\/buletin.de\/bucuresti\/wp-content\/uploads\/2026\/04\/image-117.png 789w, https:\/\/buletin.de\/bucuresti\/wp-content\/uploads\/2026\/04\/image-117-300x89.png 300w, https:\/\/buletin.de\/bucuresti\/wp-content\/uploads\/2026\/04\/image-117-768x229.png 768w, https:\/\/buletin.de\/bucuresti\/wp-content\/uploads\/2026\/04\/image-117-600x179.png 600w, https:\/\/buletin.de\/bucuresti\/wp-content\/uploads\/2026\/04\/image-117-20x6.png 20w\" sizes=\"(max-width: 789px) 100vw, 789px\" \/><\/figure>\n\n\n\n<p>Chiar dac\u0103 interesul pentru achizi\u021bii r\u0103m\u00e2ne ridicat, num\u0103rul tranzac\u021biilor este \u00een sc\u0103dere. \u00cen primul trimestru al anului, au fost v\u00e2ndute <strong>21.100 de imobile \u00een Bucure\u0219ti<\/strong>, cu 17% mai pu\u021bine dec\u00e2t aceea\u0219i perioad\u0103 din 2025.<\/p>\n\n\n\n<p>Apartamentele noi \u0219i vechi din Capital\u0103 se v\u00e2nd, \u00eens\u0103, mai rapid dec\u00e2t \u00een alte ora\u0219e mari. Durata medie de v\u00e2nzare este de 54 de zile, iar marja de negociere este de 3,7%.<\/p>\n\n\n\n<p>La nivel na\u021bional, cererea pentru locuin\u021bele vechi a crescut \u0219i \u00een alte mari ora\u0219e din Rom\u00e2nia, cel mai mare avans fiind \u00een Ia\u0219i. \u00cen ceea ce prive\u0219te interesul cump\u0103r\u0103torilor pentru locuin\u021bele noi, cre\u0219terea cea mai puternic\u0103 a cererii s-a \u00eenregistrat \u00een Timi\u0219oara. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-peste-9-000-de-imobile-vandute-in-ilfov\">Peste 9.000 de imobile v\u00e2ndute \u00een Ilfov <\/h2>\n\n\n\n<p><strong>De asemenea, alte 9.300 de imobile au fost tranzac\u021bionate \u00een localit\u0103\u021bile aflate pe raza jude\u021bului Ilfov.<\/strong> \u0218i \u00een acest caz s-a putut observa o sc\u0103dere a num\u0103rului caselor, terenurilor \u0219i apartamentelor care au f\u0103cut obiectul contractelor de v\u00e2nzare-cump\u0103rare. Acesta s-a men\u021binut sub 10%.<\/p>\n\n\n\n<p>\u00cen primele dou\u0103 luni ale lui 2026, au fost emise 463 de autoriza\u021bii de construire pentru cl\u0103diri reziden\u021biale, cu 8% mai pu\u021bine dec\u00e2t \u00een aceea\u0219i perioad\u0103 din 2025, potrivit datelor Institutului Na\u021bional de Statistic\u0103. Din total, 39 de autoriza\u021bii au vizat cl\u0103diri din Bucure\u0219ti. <\/p>\n\n\n\n<p>Pe parcursul lui 2025, au fost date \u00een folosin\u021b\u0103 aproximativ 17.300 de locuin\u021be \u00een zona Bucure\u0219ti-Ilfov, dintru-un total de 59.000 de locuin\u021be finalizate la nivel na\u021bional. Pe plan local, s-a remarcat o u\u0219oar\u0103 cre\u0219tere a acestui indicator, prin compara\u021bie cu 2024.<\/p>\n\n\n\n<p>CITE\u0218TE \u0218I <a href=\"https:\/\/buletin.de\/bucuresti\/sectoarele-1-si-2-au-cele-mai-scumpe-apartamente-noi-de-vanzare-din-tara\/\" target=\"_blank\" rel=\"noreferrer noopener\">Sectoarele 1 \u0219i 2 au cele mai scumpe apartamente noi de v\u00e2nzare din \u021bar\u0103<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-pia\u021ba-chiriilor-din-bucure\u0219ti-in-cre\u0219tere\">Pia\u021ba chiriilor din Bucure\u0219ti, \u00een cre\u0219tere <\/h2>\n\n\n\n<p>\u00cen primul trimestru al anului, s-a putut observa un interes crescut pe pia\u021ba chiriilor din Capital\u0103. S-a \u00eenregistrat un avans semnificativ at\u00e2t \u00een cazul locuin\u021belor noi, c\u00e2t \u0219i \u00een cel al caselor \u0219i apartamentelor vechi. <\/p>\n\n\n\n<p>\u00cen prima parte a anului 2026, au fost 16.180 de locuin\u021be disponibile pentru \u00eenchiriat, oferta fiind mai restr\u00e2ns\u0103 dec\u00e2t aceea\u0219i perioad\u0103 a anului trecut, dar cu un avans comparativ cu trimestrul IV al anului trecut, \u00een contextul num\u0103rului mai mare de propriet\u0103\u021bi vechi scoase la \u00eenchiriere. <\/p>\n\n\n\n<p><strong>Locuin\u021bele noi au reprezentat 22% din totalul ofertei. <\/strong>\u00cen perioada ianuarie &#8211; martie 2025, \u00een Capital\u0103 erau aproximativ 5.000 de apartamente \u0219i case nou finalizate. Se poate observa \u0219i o u\u0219oar\u0103 sc\u0103dere a ofertei, \u00een compara\u021bie cu trimestrul IV din 2025. <\/p>\n\n\n\n<p>Bugetul mediu necesar pentru a \u00eenchiria un apartament cu 2 camere, \u00een Bucure\u0219ti, este mai mare dec\u00e2t \u00een celelalte mari ora\u0219e din \u021bar\u0103. Pentru un apartament cu dou\u0103 camere, bugetul mediu este de <strong>600 de euro\/lun\u0103,<\/strong> \u00een timp ce pentru unul cu trei camere este vorba despre un buget de<strong> 899 de euro.<\/strong> Pentru un studio, pre\u021bul mediu este de <strong>400 de euro. <\/strong><\/p>\n\n\n\n<p><strong>\u00cen cea mai ieftin\u0103 zon\u0103 din ora\u0219, respectiv Militari, chiria medie solicitat\u0103 de c\u0103tre proprietari a crescut cu 7%, \u00eentr-un an. <\/strong>Aici, chiria medie este de <strong>392 euro\/lun\u0103.<\/strong> Urm\u0103toarele locuri sunt ocupate de zonele Prelungirea Ghencea \u0219i Ghencea, ambele cu <strong>450 euro\/lun\u0103. <\/strong><\/p>\n\n\n\n<p>Cele mai scumpe zone sunt <strong>Capitale <\/strong>(3.000 euro\/lun\u0103), <strong>Prim\u0103verii <\/strong>(2.850 euro\/lun\u0103) \u0219i <strong>Kiseleff <\/strong>(2.500 euro\/lun\u0103).<\/p>\n\n\n\n<p><strong>CITE\u0218TE \u0218I <a href=\"https:\/\/buletin.de\/bucuresti\/primaria-lui-piedone-jr-cheltuie-zeci-de-mii-de-euro-pe-saci-de-gunoi-personalizati\/\" target=\"_blank\" rel=\"noreferrer noopener\">Prim\u0103ria lui Piedone Jr. cheltuie 50.000 de euro pe saci de gunoi personaliza\u021bi.
